A property manager can make ownership easier, but the day-to-day experience depends on how the work is handled. Before comparing proposals, ask what actually happens between a guest's booking and the next arrival.
Ask who does the work
Who responds when a guest has a question late in the day? Who coordinates cleaning and checks the property after a stay? How are maintenance issues identified, prioritized, and brought to you? Clear answers are often more helpful than a long list of services.
Find out how the home will be presented and where it may be listed. Ask how rates are reviewed across seasons and what information you will receive about bookings and expenses. If you want to reserve time for personal use, discuss that early too.
Know how you will stay informed
Owners have different preferences. You may want regular updates or only need to hear about decisions that require your input. Agree on how communication will work, what is included in the management scope, and how unexpected work gets approved. The right fit should leave you confident about both the care of the property and the clarity of the relationship.
